The affordable housing development brings 120 units online in Maui

HONOLULU, HI. – Moss is pleased to announce the completion of the much awaited Kaiwahine Village in Kihei, on the island of Maui.

Developed by Ikaika Ohana, the non-profit managing general partner, Kaiwahine Village is a 70,182 sq. ft. residential project featuring 120 affordable housing units for families earning up to 30, 40 and 60 percent of the area median income. The project’s two- and three-bedroom units, range from 937 sq. ft. to 1362 sq. ft., and have energy star appliances, hard surface flooring, solar water heating, water-wise plumbing fixtures and ceiling fans throughout. In addition, Kaiwahine Village has two on-site employee units and will have on-site property management.

Ikaika Ohana will also sponsor social and education programs at the community and in conjunction with the surrounding schools and community organizations. Hunt Capital Partners provided the equity for the project and Citibank USA funded the construction and permanent financing. The developer utilized the Hawaii Housing Finance Development Corporation’s tax-exempt bonds and tax credit program along with financing made available through the County of Maui’s HOME loan and Housing Trust Funds.

“It was a pleasure to once again work with the teams at Hunt Capital Partners and Ikaika Ohana, and to be able to deliver this much needed project to the Kihei community in Maui,” said Moss Construction VP Doug Rogers. “At Moss, we know that affordable housing an important national issue. We know that Kaiwahine Village will have a lasting impact on Kihei for years to come.”
Designed by Design Partners Inc., Kaiwahine Village’s amenities include a community center, central laundry facilities, tot lots, recreation areas, a clubhouse, and courtyard as well as plenty of on-site parking for residents and guests.

“We are extremely pleased with the final product and the opportunity to develop affordable housing on Maui. We appreciate the contributions from Maui County and HHFDC, along with our other our financial partners to make this project a reality for the Kihei community. The collaboration with Moss Construction was very successful and we enjoyed working together with their team to complete Kaiwahine Village Apartments,” said Ikaika Ohana VP Robert Gaouette.

The project welcomed its first residents in May of 2020.

The projects, including Hawai‘i’s largest, will help the state meet its 100 percent clean energy goal

O‘AHU, HI – Clearway Energy Group (“Clearway”), in partnership with Hawaiian Electric Company, Kamehameha Schools, Moss Solar, and others, has brought online three grid-scale solar power projects on the island of O‘ahu that will significantly contribute to Hawai‘i’s goal of 100 percent renewable energy by 2045. Commercial operations at the three projects were launched today following a traditional Hawaiian blessing.

“This successful partnership is helping Hawai‘i become less dependent on fossil fuels while becoming more energy independent, reducing pollution, and driving down the cost of electricity for our businesses and families. These solar projects are helping our state secure its energy future for generations to come,” said Gov. David Ige.

The projects at Kawailoa, Waipi‘o, and Mililani total 110 megawatts (MW) and will generate low-cost, renewable energy equivalent to that used by about 18,000 O‘ahu homes each year. The three projects represent the largest block of grid-scale solar power ever developed in Hawai‘i and together will contribute approximately 3 percent to Hawaiian Electric’s renewable portfolio standards (RPS) goal, which reached 27 percent at the end of 2018.

The projects were originally proposed by SunEdison and were acquired by Clearway’s predecessor at the end of November 2016 during SunEdison’s bankruptcy proceedings. In February 2016, as a result of SunEdison missing contract milestones due to its declining financial condition, Hawaiian Electric terminated the original power purchase agreements for the projects. Clearway and Hawaiian Electric ultimately renegotiated lower prices for the three projects.

“Building Hawaii‘s largest block of solar projects would not have been possible without tremendous teamwork and dedication from all of our local partners,” said Craig Cornelius, CEO of Clearway. “We’re particularly grateful for HECO’s perseverance and commitment to these projects and are thrilled that they will now help power Hawaii with affordable clean energy for decades to come.”

“It’s satisfying to see these projects completed after such a long journey,” said Alan Oshima, President and CEO of Hawaiian Electric. “We were criticized at the time, but we knew we were doing the right thing terminating the original contracts because it allowed us to work with Clearway to ensure these important projects came online and provided better value to our customers.”

With the completion of Kawailoa Solar and in conjunction with Kawailoa Wind, Kamehameha Schools’ lands at Kawailoa are now home to the largest renewable energy operation in Hawai‘i. “This provides opportunities for Kamehameha Schools to steward these lands in a way that reduces Hawaiʻi’s dependence on fossil fuels while bringing ʻāina-based learning to haumāna (students) in the region through collaboration and innovation as we work to fulfill our mission to improve the well-being of Native Hawaiians through education,” said Kā‘eo Duarte, Kamehameha Schools’ Vice President for Community Engagement and Resources. “We congratulate Clearway Energy and Hawaiian Electric for reaching this significant milestone.”

The three projects are:

• Kawailoa Solar – The 49-MW Kawailoa Solar project uses nearly half a million solar panels and is the largest solar project in the state to date, sited on former sugar cane land owned by Kamehameha Schools. Adjacent to the state’s largest wind farm on the North Shore of Oahu, Kawailoa Solar shares existing roads, substation, and transmission lines with the wind project. Clearway is working with local ranchers to allow them to graze sheep for vegetation management of the project site. And as part of Clearway’s multi-year commitment to community programs, Kawailoa is hosting local and mainland internships and programs for students in renewable energy education in partnership with Blue Planet Foundation and Kamehameha Schools.

• Waipi‘o Solar – The 45.9-MW Waipi‘o Solar project consists of over 160,000 panels on former cattle pasture owned by Clearway in Central O‘ahu. The Waipi‘o project will also use sheep grazing during operations to help to manage vegetation while supporting local agriculture.

• Mililani Solar II – The 14.7-MW Mililani Solar II project consists of over 150,000 solar panels and is constructed on former pineapple land owned by Clearway. Located within the Mililani Agricultural Park, the project operates alongside active farming operations.

All the power generated by the three projects feeds into the Hawaiian Electric grid for the benefit of all customers on O‘ahu.

When online in 2019, the solar projects, including Hawai‘i’s largest, will help the State meet its 100% renewable energy goal PRINCETON, N.J and HONOLULU – NRG Energy, Inc. in partnership with the Hawaiian Electric Company, Kamehameha Schools and others, has broken ground on three grid-scale solar power projects on the island of O‘ahu that will significantly contribute to the Hawai‘i goal of 100percent clean, renewable energy for electricity by 2045.

“Hawai‘i is on the front lines of the fight against climate change, and the shift to renewable energy is one of our best weapons,” said Hawai’i Gov. David Ige. “Building solar energy at this scale represents tremendous progress toward our renewable energy goals. I thank all the partners involved for making it happen.”

The projects at Kawailoa, Waipi‘o and Mililani total 110 megawatts (MW) and will produce low-cost, renewable energy equivalent to that used by almost 32,000 O‘ahu homes each year. This is the largest block of grid-scale solar power ever installed in Hawai‘i.

“NRG is very proud to support Hawaiian Electric, the State and citizens of Hawai‘i as they move forward in their efforts to obtain 100 percent of their power from renewable resources,” said Craig Cornelius, president of NRG Renewables. “Using just the plentiful sunlight that O‘ahu receives, these three solar facilities will generate clean energy for decades to come, and are an exciting step forward to help Hawai‘i have the cleanest electrical grid in the nation.”

“This is an important moment in renewable energy progress for O‘ahu and for Hawai‘i,” said Alan Oshima, Hawaiian Electric president and CEO. “These are the first major projects to break ground since our Power Supply Improvement Plan was accepted last year and we appreciate the efforts of NRG to bring an unprecedented amount of new renewable energy resources online. As always, our goal is better value for our customers, who will get the benefits of lower prices for clean, renewable energy over the life of these projects.”

The three projects being built for NRG by Moss & Associates are:

The more than 900 ports in the United States move approximately 99% of the nation’s goods, and the $4.6 trillion they generate constitutes 26% of all economic activity in the country, according to the American Society of Civil Engineers. That segment of the supply chain employs more than 23 million people in port-related jobs, according to a 2015 report from the American Association of Port Authorities.

Despite the growth, American ports and the agencies and companies that run and build them are facing challenges. Their capabilities are being strained by the arrival of larger, post-Panamax ships. Older facilities are competing with newer and bigger ports that have embraced automation and energy efficiency. And construction companies specializing in port construction must schedule work around the loading and unloading of massive tanker ships, making even smaller, targeted renovations a chore to plan and execute.

Marine Corps Base Hawaii – O’hana Family Housing, a Hunt Companies military housing community, is excited to announce it has finished pouring the last concrete foundation pad on the sixth phase of development. The sixth phase includes 260 new military housing units located on eight sites throughout the Marine base. The vertical construction was completed by Moss a national construction management firm.

The project, which began in August 2016, will take a total of 18 months to complete putting final unit turnover in January 2018. The open floorplan three and four bedroom units include amenities such as: luxury vinyl plank flooring, solid surface countertops, front and rear covered lanais, ample storage, and energy efficient design achieving Energy Star Certification.

“We are very excited to have reached this critical milestone on Phase 6 of O’hana Family Housing,” stated Doug Rogers, Vice President of Moss. “These new homes demonstrate our commitment to not only our service members and their families, but to Hawai’i as a whole. The project creates jobs and continues to put money back into the local economy, and we are happy that this sixth phase is only six months from completion.”

The construction team will host a “Topping Out” ceremony to commemorate the project’s achievement of the critical milestone on August 8, 2017 beginning at 11:30 a.m. on Malabey Street in the Hana Like neighborhood. Lunch will be served and attendees will have an opportunity to tour the new neighborhood.
